Milano Corti moved 42 apartments off spreadsheets in ten days.
Three buildings, 42 units, one platform. How a family-owned aparthotel operator in Milan replaced a spreadsheet-plus-Airbnb workflow with a real operations platform — and got Salto smart-locks wired to reservations in the same rollout.

The operator
Milano Corti operates 42 serviced apartments across three buildings in Porta Nuova, Isola and Navigli. A single operator entity, three physical properties, two on-site coordinators and a rotating cleaning crew. Average stay length: 11 nights, with a long tail of 3-month corporate stays.
The spreadsheet layer
Milano Corti had grown from 8 apartments in one building in 2018 to 42 units across three buildings by 2025. Every one of those steps had been solved with a bigger spreadsheet — one master availability sheet, one bookings sheet per property, one cash-flow sheet per building, and Airbnb as the primary sales channel. The result was a fragile system where a single mis-typed date on the master sheet would cascade into a double-booking three weeks later.
The operator had two attempts at moving off spreadsheets before Sabee — one onto a channel manager that did not understand long-stay rate structures, and one onto a generic hotel PMS whose reservation object could not handle a monthly rate cleanly.
Migration in ten days
Sabee's onboarding consultant scoped the project in a two-hour video call and delivered the migration plan the next morning: three buildings become one Sabee tenant with three properties inside the multi-property module; 42 units become 42 room types (each unit is unique in an aparthotel); the existing Airbnb calendar is imported for the next 180 days and mapped one-for-one.
The Salto KS smart-lock integration was configured in day 4 and tested against every unit in day 5. Full production go-live happened on day 10, one hour after the last historical reservation was verified against the imported dataset.
Smart-lock provisioning
Every reservation now provisions a mobile key valid from check-in time to check-out time. Extensions trigger key extensions automatically. Cancellations revoke the key instantly. The two on-site coordinators went from spending about 3 hours a day on physical arrival co-ordination to under 45 minutes on arrival-related exceptions.

Long-stay corporate contracts
About 30% of Milano Corti's revenue comes from corporate stays of three weeks or longer, usually invoiced monthly to the guest's company. Sabee's accounting module handles per-stay invoicing with pro-rated month boundaries, per-company negotiated rates, and monthly billing runs against corporate customers — a workflow that used to consume the operator's whole Monday.
Cross-building consolidation
The multi-property module gives the operator a single dashboard across all three buildings. Central rate strategy is defined once and applied per building with property-specific overrides. Consolidated reports feed the operator's own management P&L, and a single monthly Sabee invoice covers all three properties for the group.
Six months later
Milano Corti is now converting a fourth building (14 additional units) and will bring it live on Sabee before the end of Q1 2026. The operator has stopped hiring a fourth on-site coordinator that had been in the plan — the operational efficiency gain from the platform absorbed the load that new hire would have covered.
